Welcome! These rules keep the space great for everyone (and keep our neighbours happy). They form part of your hire agreement — the full agreement prevails if anything differs.

The big three

  1. Hard finish 10:00pm. Every booking ends by 10:00pm — packed down, guests gone, doors locked. No exceptions.
  2. Noise: indoors only. No outdoor speakers, ever. No amplified or excessive noise outdoors. Keep indoor music at reasonable levels and keep doors closed while music is playing. Follow any direction from us or the authorities immediately.
  3. Max 50 people on site at any time — including your crew and suppliers.

Getting in and out

  1. Access details are emailed with your booking confirmation. Access starts at your booking time, not before.
  2. On exit: lights and appliances off, doors and windows locked, and the exit steps in your access instructions followed. You’re responsible for securing the premises when you leave.
  3. Setup and pack-down happen inside your booked hours.

Leave it as you found it

  1. Furniture back where it was, surfaces wiped, kitchen clean, rubbish in the bins or taken with you. If the space isn’t left as found, a $200 cleaning fee comes off your $300 bond (bond refunded within 5 business days after inspection).
  2. Report any damage or breakage to us before you leave. Damage beyond fair wear and tear is charged to you (bond first, invoice for any balance).

Alcohol, food and kitchen

  1. BYO / complimentary alcohol is fine for private functions. Selling alcohol is not — including tickets that include alcohol — unless you hold the right NSW liquor licence and have sent us a copy in advance.
  2. The kitchen is yours to use. Commercial food service (including caterers) is your responsibility, including food safety.

Safety and care of the space

  1. No smoking or vaping indoors.
  2. No naked flames (candles, incense, sparklers) without prior written approval.
  3. Don’t fix anything to the walls, ceilings or floors — no nails, screws, staples or marking tape — without approval. [Existing hanging system may be used if applicable — see your agreement.]
  4. Running a paid class, shoot with crew, or ticketed event? You need your own public liability insurance (min $10m) — certificate on request.

Parking

  1. on-site parking for 2 cars (up to 4 tandem) are included during your booking (at owner’s risk). Extra cars park legally on-street.
Serious breaches — especially noise, capacity or alcohol — can end your booking immediately without refund. Thanks for looking after the space; we’d love to have you back.
