What's here — and what to bring.

A two-level warehouse, about 180m² inside, behind a private gated courtyard. Open main room and kitchen downstairs, loft studio upstairs. We'd rather tell you the gaps now than have you find them on the day.

Worth knowing before you book

  1. Seating for 10+ only.Bring or hire extra furniture for a bigger sit-down — there's plenty of room for it.

  3. No oven.Two induction cooktops, and crockery & cutlery for 6.
  4. $10m public liability insurance.Required for ticketed events, paid classes and shoots with crew — we may ask for the certificate.
  5. Two steps into the ground floor; the loft is stairs-only.No lift. Email us and we'll give you straight answers rather than guesses.

Seating is set for 10 as standard — bring or hire extra tables and chairs for the rest. Cooking and pack-down both happen inside your hours, so plan to be clear by 10pm.

Every booking includes the full space and everything in it. Setup and pack-down happen inside your hours. Prices exclude GST — 10% is added at checkout.

A refundable $300 bond applies to every booking, requested separately and returned within 5 business days. Cancel more than 7 days out for a full refund, 2–7 days for 50%, inside 48 hours for none — or reschedule once free with 48 hours' notice. Book a block of 4 or more sessions and take 10% off, one bond across the series.

The big three

Three rules. No exceptions.

Hard finish, 10pm.

Every booking — hourly, half day or full day — ends by 10:00pm, packed down and locked up.

Sound stays indoors.

No outdoor speakers or outdoor noise, ever. Indoor music at reasonable levels, doors closed while it plays.

Max 50 people.

Fifty people on site at any time — including your crew, performers and suppliers.

FAQ

Good to know.

Is there a bond?
Yes — a refundable $300 security bond. We send a bond request with your booking confirmation, separate from your booking payment. Leave the space as you found it and it's returned in full within 5 business days after inspection.
What's the cancellation policy?
More than 7 days before your booking: full refund. 2–7 days before: 50% refund. Less than 48 hours: no refund. You can also reschedule once for free with more than 48 hours' notice, subject to availability.
How late can we go?
All bookings finish by 10:00pm, hard stop — vacated, packed down and locked up. Pack-down happens inside your booked hours, so if your event ends at 9:30pm, book to 10pm. Bookings start on the hour.
Do I need to clean up?
Leave the space as you found it — furniture back, surfaces wiped, kitchen clean, rubbish in the bins or taken with you. If it's not left as found, a $200 cleaning fee comes off your bond.
How do I get in?
Access details are emailed with your booking confirmation.
Can we drink alcohol?
BYO and complimentary alcohol are fine for private functions. Selling alcohol — including tickets that include alcohol — isn't permitted unless you hold the appropriate NSW liquor licence and have given us a copy in advance.
Running a ticketed or commercial event?
Welcome — with two things in place: your own public liability insurance (min $10m) for ticketed events, paid classes and shoots with crew (we may ask for the certificate), and if tickets include alcohol you'll need the appropriate NSW licence. Food-only tickets with guests bringing their own wine keeps it simple and legal.
Is the space accessible?

What furniture and equipment is included?
A sofa, 6 chairs, 8 stools and tables seating 10+ downstairs; work desks in the loft. Kitchen has 2 induction cooktops (no oven), fridge, dishwasher, microwave and kettle, with crockery and cutlery for 6. Projector, screens and indoor speakers included; no microphone, whiteboards, easels or lighting kit — bring your own. For seated dinners beyond ~10, hirers bring or hire extra furniture — there's plenty of room for it.
Do you do discounts for regular bookings?
Yes — book a block of 4 or more sessions (weekly classes, recurring nights) and take 10% off, with a single bond held across the series. Email hello@33sydney.com to set it up.
Where exactly are you?
33 Wellington Street, Chippendale — open in Google Maps. From Central: exit toward Railway Square, walk down Regent Street and turn into Wellington Street — about 10 minutes. Similar from Redfern.
